Austin Fire & Flood Explains Commercial Water Damage Restoration After an HVAC Leak

Austin, United States - September 9, 2022 / Austin Fire and Flood /

The first step to providing water damage restoration to a business is inspecting the HVAC system. After combing through it, go through the rest of the building and fix all spots of water damage.

Here are some of the places to check before repairing the damage elsewhere on a commercial property. In addition, read on to learn how to repair leaks in those areas.

Isolate the Leak

The first step is to find and isolate the leak. Once identifying the source of the leak, business owners typically have a reasonably good sense of how to address the problem.

It's crucial to stop the leak first and then proceed with the water damage restoration. If property owners overlook this step, they’ll be fixing the same spots again before long.

The Drain Line

The drain line runs from the HVAC unit to the ground to drain any water that builds up in the unit. If that line clogs up, the water has nowhere to go. Since most businesses have AC units on the roof, a clogged drain line will cause significant damage.

Regularly run a pipe cleaner, or a snake, up a drain line to rid it of grime and debris such as animal nests.

Condensate Pumps

Condenser units inside businesses often build up water. For that reason, AC installers put a condenser pump inside to push water out of the unit.

If too much moisture builds up inside the condenser, the pump will usually shut off to prevent damage. An older condenser pump may burn out from overuse.

Replace the pump and drain the water to stop the leak.

Check the Outside Unit

A refrigerant leak often looks like a regular leak. However, a refrigerant leak will damage the business and its air conditioner. Call a licensed HVAC technician to fix a refrigerant leak before replacing an entire air conditioner.

Repair any Property Damage

After identifying and stopping the leak, it’s time to determine all surfaces and items affected by it. Since most AC units are on the roofs of businesses, check everywhere. Water can run anywhere between the roof and the floor.

Inspect all outlets and check them thoroughly for water damage. Look at the drywall to ensure it isn't wet, and replace any sagging sections. Check trusses for water damage and dry them to prevent mold and further damage.

If there’s attic space, climb up and inspect the insulation. Insulation can be a breeding ground for mold. It’s best to replace any wet insulation to prevent mold growth on a commercial property.
